The 'Free' Tenancy (MG x Poetdreamer)

Jon sat back on his couch, holding the letter that had dropped through his door earlier that day. It had come in response to the ad he had left at the local university campus and now he reread it carefully, thumbing the edge of the paper as he thought it all through. He had contacted her at the email she'd left in the letter and they had since arranged for her to visit this evening to check out the house as well as discuss the arrangements.
His fingers ran through his thick blonde beard as he contemplated the possibilities. It had been a month since the former tenant had left; on good terms; and he had missed the various elements that his tenants brought to the house. That and he contemplated the word sorority. That was a word to any man's ears, no less a natural dom like him. He smiled to himself. He could work hell if he got himself into a sorority.

His thoughts were interrupted by the sound of his doorbell, slicing through all the images he had managed to produce in his mind. Rising slowly so as to control and reset his train of thought, he strode towards his front door and opened it, greeting the visitor with a charming mile.
"Hi"
 
Kaylee was a junior at the university near the apartment. For the summer and a couple of months she had been living with her boyfriend. However, as shit hit the fan with the guy, the brunette dumped the poor bastard and started looking for a new place. She couldn't afford anything too high, so when she saw the poster for a free room, Kay made sure to contact him as soon as possible. After receiving his email, the girl started to get super excited about the possibility of a free room, especially because that was so rare these days.

So, here she was, ringing the doorbell of a very nice, though slightly small, house. It wasn't too bad, especially since it was free. As the door opened, Kaylee smiled at the man before her. "Hey, I'm Kaylee." She said, holding out her hand. "I was so happy when you got back to me." She admitted, waiting for his offer before coming into what would hopefully become their shared apartment. It was way too good to be true, but she couldn't deny that it was absolutely an amazing opportunity.
 
“Please, come in” standing aside to welcome her in and making sure he got a decent look at all of her. He was quietly impressed, sure all the applicants were of an age where most were relatively attractive, but relatively attractive wasn’t exactly what he was looking for. Luckily, Kaylee seemed an applicant of a far higher standard that ‘relatively attractive’.

“Hi Kaylee, I’m Jon by the way” he extended his right hand, taking hers firmly in a strong but comforting grip. He stood quite a bit taller than her; at least half a foot; a slightly worn black T with a graphic of an auto shop sitting well on his broad shoulders, plain blue jeans and brown leather boots. If he hadn’t smiled so charmingly or shaken her hand in such a comforting manner then his large frame might have been imposing.

“Good of you to make it Kaylee, did you want to look around first? It’s pointless us having a chat if you don’t like the place..” He didn’t wait for a reply before adding “The living room is just through this door and the kitchen is accessible from there. Up the stairs is the room, second on the right with the en suite bathroom”
 
The first thing that Kaylee noticed about Jon was his charming smile. A guy with a nice smile went very far in her book, especially when it helped to make him look not so intimidating. He was tall and ruggedly handsome, the girl noted to herself, which made this deal that much better. Not only was she staying there for free, but she was staying there with an attractive man.

After shaking his hand and stepping inside, Kay looked around. "If it's free, I like it already!" She said with a smile. Free was always good, especially when you were on a budget and just moving out of your ex boyfriends apartment.

However, she took the tour anyways, just because it was the polite thing to do. "I think it's awesome." It was a rather clean place, nothing too disgusting and no huge bugs anywhere, which probably would have been the only problem for her. "So, what's the catch with a free place. Nothing is really free anymore." Kaylee said. It wasn't an absolute dump, so there had to be something wrong with it that would make it free.
 
He looked at her for a moment, contemplating the question. Of course she did, it was a natural question to ask, after all an offer like this certainly seemed far too good to be true; in fact it was. But it wasn't the first time he'd had to answer this question and as such, his answer was well practised. Without flinching or pausing for even a moment to consider an answer he smiled back at her and have what seemed to be a truthful and sincere reply;

"Kaylee, I completely understand why you'd ask this. Somebody you don't know offers you a room for free and it seems that all you have to do is take care of a few needs that I have.
You see, I don't need the money from a tenant. I run an auto shop that does well and the mortgage is fully paid off. I'm a single guy who works hard, I have a need for someone around who isn't just the maid or cleaner."

He paused a moment and added
"Besides, I know how difficult being a student can be and I think this is a great way for us to both get what we want"
 
Being the book nerd that she was, Kaylee analyzed his answer for the briefest of moments in her mind. It made sense. He had the money and didn't need for it, and he wanted a female companion. There was nothing wrong with that.

"You're right, being a student is difficult. I would love this opportunity to stay here with you." Kay said with a smile. It was a rather nice place with a seemingly nice, and rather good looking, guy, and it was all free. There was no way that she would ever be able to beat it. "It's rather amazing that no one else has jumped at this options." She said, looking around. "Or, I guess there's a long list of applicants. Do you know when you'll be able to tell me whether or not I got the place?"

Kaylee figured she should have waited to break the news that she was dumping her ex boyfriend after she had found a place to move to, because it was now extremely difficult living with him. The girl was becoming almost desperate to find another place to stay that she could actually afford, and nothing would ever top the chance she had with this place, so she wouldn't even think about pretending to consider it.
 
He smiled at her, replying once again with sincerity
"You're right, I get quite a few applicants for this tenancy, which is why I always want to meet with them first and ensure that I think they are suitable. The last thing I want is to have someone move in, only for them to feel that I'm asking too much of them or for them not to get on with me."
He paused, choosing his words carefully.
"Luckily for you, those that I have met with over the last couple of days haven't clicked with me like you have. Neither have they been quite so keen or enthusiastic. Don't get me wrong, I'm not trying to say you're perfect but I think you're the right person for the tenancy! Hell, you can move in whenever is best for you"

He continued to look her up and down, trying to control his natural tendency for his thoughts to run away from him. It had only been a short time since the last tenant left but it seemed like an age to him
